SIX POINTS WHERE LARGE PROJECTS LOSE MONEY

These are not one company's problems: they run through general contracting as a whole, and they all share a single root — data about reality arrives late, incomplete or in a disputable form.

Disputed progress levels

Monthly valuation rests on estimates and site walks. Any discrepancy between client, main contractor and subcontractor means weeks of negotiation and withheld payment.

Deviations spotted too late

A misplaced penetration or structural element surfaces only once it has been covered up. Fixing it costs orders of magnitude more than the survey that would have prevented it.

Earthworks and material quantities

Excavated and placed volumes are billed from delivery notes and cross sections. The actual volume of stockpiles is rarely verified against independent data.

High-risk manual inspection

Inspecting roofs, façades and tall structures requires scaffolding, rope access or a lift — safety risk, permitting and downtime all at once.

Proving subcontractor performance

In a dispute it is photographs against memory. There is no time-stamped, geometrically reliable record of the state of works to fall back on.

As-built documentation

The as-built dataset requested at handover is often reconstructed afterwards from memory. The model handed to the operator therefore does not describe what was actually built.

Scheduled drone flights and laser scanning in every valuation cycle. Actual progress computed from the point cloud and measured against the design model — not an estimate, but geometric evidence.
Deviation analysis
Scan-to-BIM comparison: the difference between the built structure and the design model on a colour-coded deviation map. The error shows up before anything is covered.
Volume calculation
Drone photogrammetry with RTK correction: 3D terrain model, stockpile and cubature calculation between two dates. Independent data alongside the delivery notes.
Risk-free inspection
Surveying façades, roofs and structures without anyone having to climb. Where rope access used to be needed, there is now a flight plan and a licensed pilot.
State recording
Time-stamped, geo-referenced imagery and a point cloud from every cycle. A searchable reference base for disputes with subcontractors and clients alike.
As-built model
What is handed over at the end of the project is not a model reconstructed afterwards, but one built continuously during construction.

PROGRESS AND VALUATION

Before every valuation cycle the survey follows the same methodology, so cycles remain comparable. Registering the point cloud to the design model shows element by element what has been built and what has not.

DEVIATION ANALYSIS

The difference between the built structure and the design model appears on a colour-coded map. Deviations can be read in millimetres, with critical points listed.

FOUR STEPS, IN A REPEATABLE CYCLE

Data capture

Drone flights, terrestrial laser scanning, GNSS control points. Site work does not stop construction.

Processing

Producing the point cloud, orthophoto and 3D terrain model. Office processing runs independently of the site.

Analysis

Comparison with the design model, volume calculation, AI-assisted analysis. The output is a decision recommendation, not raw data.

Handover

Report, model and survey dataset in the project's format. The next cycle builds on the same basis.
